Usually yes, when the floor is solid, thick enough to sand and structurally sound, because refinishing renews the surface and can change the color while keeping the wood you already have. Replacement makes more sense when the wood is too thin, the damage is widespread or moisture has ruined boards. Floors and Beyond VA inspects before recommending either.
What refinishing can fix
Scratches in the finish, dull traffic paths, worn coatings, minor stains, sun fading and outdated color. A screen and recoat renews protection without removing much wood. Refinishing also lets you change the stain color, which is often the reason owners ask about it in the first place.
What it cannot fix
Loose or squeaking structure, severe cupping, rot, deep black stains, cracked boards and floors sanded down to the nails. Laminate and vinyl cannot be refinished, and thin engineered veneers may not allow it.
Four questions to decide
How much wood is left? Is the damage on the surface or in the structure? Is moisture still a problem? What look do you want? Surface damage and thick wood point to refinishing. Structural damage and thin wood point to repair or replacement.
The in-between option
Damaged boards can be replaced and blended in before refinishing, which keeps the rest of the floor. That is restoration, and it is often the best answer for an older floor with localized problems. Our guide to wood floor restoration walks through how that works.
Northern Virginia specifics
Many Arlington, Alexandria and Falls Church houses have thick original oak that refinishes well, sometimes after decades under carpet. Newer homes may have thinner engineered wear layers. Seasonal gaps are normal movement and are not a reason to replace.
