How long does hardwood floor refinishing take?

Direct answer

Floors and Beyond VA typically completes hardwood refinishing in 3 to 5 days of on-site work — sanding, optional staining, and finish coats — followed by a cure period before heavy use. A worn finish that doesn’t need full sanding can be renewed with a one-day screen-and-recoat. The floor is walkable in about 24 hours, but rugs and heavy furniture should wait until the finish fully cures.

How long does refinishing take from start to finish?

For one or two rooms, plan on 3 to 5 days of active work with a natural finish; staining adds a day.

The on-site days cover the physical work: dust-containment sanding, any color change, and the finish coats. What comes after — the finish hardening to full durability — is separate and matters just as much. Here is the day-by-day shape of a standard full refinish:

  • Day 1 — Prep & sanding. Furniture cleared, the room sealed with dust containment, and the floor sanded through a grit sequence (roughly 36 → 60 → 80 → 100 grit). Edges and corners are hand-detailed.
  • Day 2 — Staining (optional). Stain is applied and left to dry. Skip this day entirely for a clear, natural-oak look.
  • Day 3 — Sealer & first coat. A sealer and the first coat of polyurethane go down.
  • Day 4 — Additional coats. Second and third coats with a light buff between each for adhesion and smoothness.
  • Day 5 — Final coat & inspection. The last coat is applied and the floor is checked before the room is released.

Water-based finishes dry between coats faster than oil-based, so this schedule often compresses to 3–4 days when a clear water-based finish is used.

What affects how long refinishing takes?

Square footage, staining, finish type, stairs and repairs, and Northern Virginia’s humidity all move the timeline.

A large open first floor takes longer than a single bedroom. Choosing a stain color adds a drying day. Oil-based polyurethane dries slower between coats than water-based. Staircases are slow, hand-detailed work. And board repairs or replacing damaged planks add time before sanding even begins.

The Northern Virginia factor

Local relative humidity swings widely — roughly 30% in dry winter stretches to 70% or higher in humid summers. High humidity slows finish dry and cure times and can cloud oil-based finishes. For that reason Floors and Beyond VA often schedules refinishing for the spring and fall shoulder seasons and leans on faster-curing water-based finishes during peak summer for homes in Ashburn, Reston, and Alexandria.

How long before you can walk on and furnish the floors?

Walk in socks in about a day, return light furniture in a few days, but wait until full cure for rugs and heavy pieces.

“Dry” and “cured” are not the same thing. A finish feels dry within hours but keeps hardening for days or weeks — and laying a rug over an uncured finish traps solvents and dulls or prints the surface. That single mistake ruins more fresh floors than any other. Cure milestones by finish type:

Finish typeWalk (socks)Light furnitureRugs & full cure
Water-based poly~24 hrs2–3 days~14 days
Oil-based poly24–48 hrs3–4 days~30 days
Hardwax oil24–36 hrs2–3 days7–10 days

Keep pets off the floor and avoid sliding anything across it until it cures. Wait on the rugs — it is the hardest instruction to follow and the most important one.

Refinish or replace — and when a one-day recoat is enough

When the wood is sound, refinishing beats replacement on both time and result — and if only the finish is worn, a screen-and-recoat refreshes floors in a single day.

~1 day

Screen & recoat

Lightly abrades the existing finish and adds a fresh top coat. Minimal dust, no color change, no sanding to bare wood. Best when the finish looks dull or lightly scratched but the wood underneath is fine.

3–5 days

Full refinish

Sands down to bare wood, which allows a stain color change and removes deep scratches, greying, and water marks. The right call for worn-through or previously damaged floors.

Because refinishing removes a thin layer of wood, the floor’s thickness decides what is possible — which is why Floors and Beyond VA begins with a free in-home assessment that checks board thickness and wear layer before recommending anything. Many solid-oak floors in Old Town Alexandria and Old Town Leesburg can be fully refinished several times over their life. By contrast, the thinner engineered floors common in newer Ashburn and Brambleton homes built between 2010 and 2022 often carry a wear layer under 2 mm, which supports only a screen-and-recoat rather than a full sanding. Whenever the floor can take it, refinishing is recommended over replacement.

Floors and Beyond VA refinishes and installs hardwood across Northern Virginia — including Ashburn, Fairfax, Manassas, Reston, Arlington, Leesburg, Sterling, Herndon, Centreville, Woodbridge, Alexandria, and Aldie — and works throughout neighborhoods such as Brambleton, Broadlands, Lansdowne, Cascades, Sully Station, Old Town Alexandria, and Old Town Leesburg. Service spans Fairfax, Loudoun, Prince William, and Arlington counties, always with in-house installers and never subcontractors.

Frequently asked questions

How long does it take to refinish hardwood floors in one room?

For a single room with a natural finish, expect roughly 3 to 4 days of on-site work: one day to sand, then one to two days of finish coats. Add a day for staining. A screen-and-recoat is about one day. Full cure follows afterward, from about a week to a month depending on the finish.

Can you stay in the house during hardwood refinishing?

Often yes. The work area is sealed with dust containment, but finish fumes linger — especially oil-based — so many homeowners avoid the refinished rooms for a few days. Water-based finishes have much lower odor, and Floors and Beyond VA sequences the work so part of the home stays usable.

How often do refinished hardwood floors need to be redone?

Most floors go 7 to 10 years between full refinishes with normal wear. A light screen-and-recoat every few years renews the top coat before wear reaches the wood and stretches that interval. Solid hardwood can be fully refinished several times over its life; thin engineered wear layers may allow only one.
