Get the Flooring Done
Before the Kids Are
Home All Summer.
May is your last clean, quiet, practical window before school lets out in Fairfax, Loudoun, Prince William, and Arlington Counties. Once June hits, the house becomes too loud, too occupied, and too chaotic for flooring installation. Here's exactly what you can still fit in — and what needs a call today.
Every year, we take calls in July and August from parents in Fairfax, Loudoun, Prince William, and Arlington who want flooring done and can't understand why it's so hard to coordinate. The answer is always the same: summer is the worst time of year to do flooring work in a home with kids. May is the best. And May is almost over.
This isn't a soft suggestion. It's a practical reality that any Northern Virginia parent who has attempted a home improvement project in July understands immediately. The house is full. The schedule is chaotic. Kids need constant access to every room. Pets are underfoot. Whatever progress you make during work hours gets undone by 3pm. Flooring installation requires rooms to be empty, ventilated, and undisturbed for specific windows of time. Summer households are the opposite of that.
If you've been thinking about new floors — in any room, in any material — the time to act is right now. Here's exactly what you can still fit in before school ends, and what's already on the edge of the window.
Why May Is the Flooring Window — And Why It Closes Fast
Kids are out of the house for six to seven hours a day. That's the installation window. Once school ends in Fairfax, Loudoun, Prince William, and Arlington Counties in mid-June, that window closes until September. Three months of chaotic scheduling for something that would have taken five business days in May.
Northern Virginia's summer humidity — which peaks in July and August — is genuinely damaging to hardwood during installation and curing. May's more moderate humidity levels are ideal for hardwood installation, stain application, and polyurethane curing. Waiting until summer means working around the worst conditions of the year.
June through August is when Northern Virginia flooring contractors get slammed with calls from parents who waited too long. May is when scheduling is still flexible. The homeowner who calls us this week gets the date they want. The one who calls in July gets whatever we have left.
If you're having people over this summer — graduations, Fourth of July, family visits — new floors make the home feel completely different. The gap between installing now and having guests walk in on beautiful new floors versus deciding in July is just the decision you make this week.
⚠ What Summer Flooring Looks Like With Kids Home
A flooring installation requires a room to be completely cleared, sealed off, ventilated, and off-limits for a specific number of days. In a summer household, this means negotiating constant access requests, keeping kids away from freshly finished surfaces, managing pets in a smaller footprint of the house, and coordinating around camps, playdates, and the general entropy of an unstructured schedule. It is manageable — but it is significantly harder than doing the same project in May when the house empties out every morning at 7:30.
The Decision Tool: What Can You Still Fit In?
Fairfax County public schools end around June 13. Loudoun, Prince William, and Arlington Counties are similar. Working backward from that date — here's exactly which flooring projects still fit in your window and which ones are already urgent.

Call Us TodayService by Service: The Pre-Summer Timeline
Here's how long each of our services actually takes from first call to completed floor — so you can match your window to the right project.
The fastest and highest-impact service we offer. The old finish comes off, fresh stain and polyurethane goes on, and what you get back is a floor that looks brand new. No furniture delivery lead time, no material wait — just scheduling and five business days of work. A dining room, living room, or bedroom floor refinished in a week before school ends is completely achievable if you call us this week.
Rooms need to be cleared and will be off-limits during the process. Kids and pets cannot be in the room while finish is curing. Five business days is the full project from sanding through final coat.
New hardwood installation requires material lead time and acclimation time — the wood needs to sit in your home for several days to adjust to your indoor humidity before installation begins. The actual installation is typically two to five days depending on square footage, followed by finishing (stain and polyurethane), which adds another five business days.
If new hardwood installation is your goal before school ends, call us this week. Depending on species availability, material lead time alone can be one to two weeks — and that is before we have scheduled your installation window.
LVP is the fastest full flooring installation we offer. A kitchen, basement, or bathroom can typically be completed in one to two days of installation — and unlike hardwood, LVP has no finish curing time. The room is usable the same day installation is complete. For parents who need a fast, clean result before summer, LVP is often the most practical choice.
If the kitchen, basement, laundry room, or bathroom is on your list, LVP can realistically be completed in two weeks from first call — including material procurement and scheduling. Even if you have only three weeks left in the school year, a single-room LVP project is completely achievable.
Carpet installation is one of the fastest flooring services with one of the biggest visual impacts per day of work. A bedroom, finished basement, or staircase can typically be carpeted in a single day. There is no curing time — furniture goes back in and the room is usable the same evening. For tired bedroom carpet or a basement rec room that has been on the list, carpet before school ends is achievable even with two to three weeks remaining.
Lead time is primarily around material selection and delivery. If you have a specific color or fiber in mind, the sooner we can get into a consultation, the better. Standard selections from our current inventory can often be installed within one week of consultation.
Tile installation requires grout curing time before the surface can be used normally — typically 24 to 48 hours after grout application. A kitchen floor, bathroom, or entryway is typically three to five days of installation work followed by cure time. The bathroom or kitchen is off-limits during this period, which in a summer household with kids home becomes a significant logistical challenge.
Getting tile done before school ends eliminates that challenge entirely. A bathroom tile project started now is complete before June. The same project started in July means managing a household with one bathroom off-limits during summer's peak chaos window.
A screen-and-recoat is the fastest way to make existing hardwood floors look dramatically better — a light buff and fresh finish coat, without the full sanding process of a complete refinish. For floors that are dull and scratched but structurally sound, a screen-and-recoat can be done in two to three days and delivers a noticeably renewed result. If you are short on time and the floors need a refresh rather than a restoration, this is the service to ask about.

We want to be direct about this, because we've seen it enough times to predict it reliably. Parents who decide in late June that they want new floors — when the kids are home, the schedule is chaotic, and the house is fully occupied — run into three consistent problems.
The scheduling problem. June through August is our busiest period for exactly this reason: everyone who didn't act in May is now competing for the same limited summer slots. Homeowners who call us in July often wait two to three weeks for an opening that would have been available immediately in May.
The disruption problem. A flooring installation in an occupied summer home means managing kids away from rooms that need to be clear, pets that need to be away from fresh finish, and the general chaos of a house that has lost its daily school-year rhythm. The same project in May — when kids are at school from 7:30 to 3:00 — is a fraction of the logistical challenge.
The humidity problem. For hardwood specifically, Northern Virginia's July and August humidity creates conditions that are harder to manage during installation and curing. May's climate is simply better for hardwood work — the floors behave more predictably, finish cures more consistently, and the risk of humidity-related installation issues is lower.
From the Field
"Every August, we get calls from parents who wish they had called us in May. Not because we could not fit them in — we usually can — but because doing it in August was harder, more disruptive, and more expensive in terms of their time and stress than the same project would have been three months earlier. May is the gift that homeowners keep giving themselves when they call early."
Frequently Asked Questions
Can flooring really be done before school ends if I call today?
Yes — for most services. Hardwood refinishing, carpet installation, and LVP can all be completed within two to three weeks of first contact if scheduling allows. Screen-and-recoat can sometimes be done in under a week. New hardwood installation and tile have longer lead times due to material procurement. Call us today and we will tell you honestly what is still achievable before your specific school-end date.
How disruptive is flooring installation with kids in the house?
Less disruptive than most parents expect — if the rooms are prepared in advance and kids understand the off-limits areas. The most challenging aspect is the curing time after hardwood finishing, when a room must stay clear of foot traffic. During school hours, this is easy to manage. During summer, it requires more active coordination. Planning the project for May makes the logistics significantly simpler for most Northern Virginia families.
What is the fastest flooring service available before school ends?
Screen-and-recoat on existing hardwood and carpet installation are the fastest — both can often be completed in one to three days of work with relatively short lead times. LVP installation in a single room is similarly fast. If you are working with a very tight window before school ends, these are the services to ask about first.
Is May really the best time of year for flooring in Northern Virginia?
For most projects, yes. The combination of moderate humidity (better for hardwood installation and curing), school-year schedules that keep the house quieter during work hours, and scheduling availability before the summer rush makes May the optimal window. September is the next best window — after summer ends and before the holidays. If you miss May, September is worth planning for.
What if I can't get flooring done before school ends?
It is not the end of the world — we do excellent work throughout the summer. But go in knowing the tradeoffs: scheduling may be tighter, coordination around a full summer house is more complex, and for hardwood specifically, summer humidity requires more active management. Planning carefully and giving us maximum lead time when you call makes summer projects go significantly more smoothly.
