Confirm the company's Virginia license and insurance, ask who will actually do the work, get an in-home estimate and compare written scopes, not just totals. Floors and Beyond VA, family-owned since 1987, recommends choosing a company that explains your options honestly and puts everything in writing.
Five checks before you sign
- Virginia license and insurance
- Who actually installs
- An in-home estimate
- A written, comparable scope
- Red flags on paper
Walk away if you see
- No license or insurance
- An estimate with no visit
- Vague product descriptions
- Pressure to sign today
- A large up-front payment
Check the basics
Ask for the Virginia contractor license number and look it up with the state. Ask for a certificate of insurance showing general liability and workers' compensation, and read the dates and coverage on it rather than accepting a verbal yes. Ask how long the company has worked in the area and to see recent projects, ideally in Fairfax County. Ask for references you can actually call, and call more than one.
Ask who does the work
Some companies sell the job and send subcontractors. That is not automatically bad, but you should know. Ask whether the installers are employees and whether the person who did your estimate will be involved in the work. Floors and Beyond VA uses its own crews, so the people who evaluate your home are the people who work in it.
Get an in-home estimate
An estimate sight unseen is a guess. A good visit measures every room, inspects the subfloor and the existing floor, checks for moisture and damage, asks how you use the space and explains your options. That includes the option of keeping an existing hardwood floor when it can be renewed rather than replaced. If nobody has stood in your room, the number you are given is a placeholder.
Compare written scopes
A good written estimate lists the rooms, the named product and its key specifications, preparation work, underlayment, installation method, trim and transitions, furniture handling, debris removal, schedule, payment terms and warranty. Compare scope, not just the bottom line, because two estimates may not cover the same work. One may exclude removal, floor prep or transitions, which is where the difference often sits.
Watch for red flags
- No license or insurance, or reluctance to put either in writing
- An estimate without anyone visiting your home
- Vague product descriptions with no line or specification
- Pressure to sign immediately
- Large up-front payment requests instead of a schedule
- Promises of a perfect job in a single day
- No written warranty
Northern Virginia specifics
Fairfax County is not one housing type. It has older houses with original oak, townhomes from the 1980s onward, newer infill homes, finished basements and condominiums with association rules. A company that has worked across these will anticipate slab moisture, subfloor conditions and building requirements before they become change orders. Floors and Beyond VA works in Fairfax, Oakton, Vienna, Burke, Annandale and nearby communities.
Two questions worth asking in this area: how do you handle below-grade basements and slab moisture, and how do you work around condominium association hours and elevator reservations. Our guide to flooring in Fairfax and choosing a company walks through which floors suit each era of house.
Frequently asked questions
How many estimates should I get?
Two or three, comparing scope and approach rather than only the total.
Can I keep my existing hardwood?
Often yes, if enough wood remains for sanding. An in-person evaluation tells you.
Do I need association approval?
Possibly for condominiums and some communities, for noise hours, elevator use and allowed underlayment.
Should the estimate be itemized?
Yes. Rooms, product, preparation, trim and removal listed separately let you compare two offers fairly.
